Best Areas to buy a Villa in Abu Dhabi

A Bayut & dubizzle analysis on Abu Dhabi real estate rentals for the first half of 2021 found a strong growth in demand for villas in family-oriented developments, both in the high-end and cheaper segments of the market. According to another Asteco survey, prices for villas for sale in Abu Dhabi climbed by 2% on average between now and 2020. However, a few locations saw significant increases, including Al Raha Gardens (up 6%), Al Reef Villas (up 8%), and West Yas Island (West Yas Project) (up to 24%).

Yas Island
This region is a major centre of leisure and amusement in Abu Dhabi and the UAE as a whole. Yas Island is a man-made island with a surface size of 269,100 square feet and a coastline of around 10 kilometres. The island is home to Warner Bros. Theme Park World Abu Dhabi, Yas Marina Race Track, where the Formula One Championship is held, Ferrari World amusement park with the world’s fastest roller coaster, Yas Links golf course, and two additional event sites. It also houses Abu Dhabi’s largest shopping complex, Yas Mall, which features over 160 luxury restaurants, clubs, and a 5-star boutique hotel, the exclusive W Abu Dhabi.

The island intends to open the SeaWorld Abu Dhabi Marine Park in 2022, which would host the world’s largest aquarium, housing 68,000 marine species. The Yas Creative Hub media Cluster is another intriguing and vital destination. This is a free zone for enterprises in the media, entertainment, and gaming industries. By the end of 2031, 16,000 new employment will be generated in the area, which will undoubtedly increase demand for rent and house sales.

According to Bayut & dubizzle statistics on the overview of the real estate market in Q3 2021, Yas Island ranks second among the regions to buy luxury villas in Abu Dhabi. The most popular type of real estate was 2-bedroom villas (6.3%), with a ROI at more than 5%. This location ranks third in the country for luxury villa rentals.

The following are the most popular villa complexes on Yas Island:

  • Aldar Properties’ Yas Acres. This is a 200-hectare beachfront development with 2-6-BR villas, 2-5-BR townhouses, and 2-4-BR duplexes for sale. The community area will have shops, schools, cafes, and restaurants. A 2-bedroom home of 2,228 square feet starts at AED 2.3M (USD 642K).
  • Aldar Properties’ Noya. The complex is located in the island’s east and comprises of 2-5-bedroom villas and 2-4-bedroom townhomes. Residents of the project will have access to the greatest quality amenities and services, as well as retail establishments, cafes, and sports facilities, after development is completed. The complex’s ideal location on the island and near proximity to the centre of Abu Dhabi ensures easy access to many attractions and other key places. It is worth noting that property prices in this community are the lowest on the island, with a 3-BR villa of 1,335 sq.ft starting at AED 1.5M (USD 414K).
  • Aldar Properties (West Yas). A gated development featuring exquisite two-story villas with 4-5 bedrooms that are ready to move in. The benefits of this community include its proximity to kindergartens, a variety of schools, playgrounds for children, and outdoor gardens for walking and leading an active lifestyle. Prices for 4-bedroom homes in this development begin at AED 5.5 million (USD 1.49 million).

Saadiyat Island
Saadiyat Island is a 290,000-square-foot manmade island. On the land of this region, mixed buildings predominate, and there are numerous cultural values that are appropriately regarded Abu Dhabi’s cultural capital. The Louvre Abu Dhabi art museum, for example, houses masterpieces of world art – the works of Paul Gauguin and Rembrandt – as well as the Manarat Al Saadiyat exhibition centre, the Zayed National Museum, and the Guggenheim Abu Dhabi Museum of Contemporary Art, which is currently under construction. On-site, there are swimming pools, sports grounds, and other amenities. Schools, mosques, hospitals, hotels, shopping malls, golf clubs, and world-class beach clubs are all nearby. Villas with three bedrooms start at AED 5.5 million (USD 1.49 million). The majority of the residences are ready for occupancy, but there are just a few magnificent 4.5 and 7 bedroom off-plan villas left to purchase. Villas here start at AED 7.2 million (USD 1.96 million).
  • HIDD Al Saadiyat – are beautiful villas available in eight different configurations. Residents of the community have easy access to nearby schools, supermarkets, hospitals, parks, retail malls, beaches, and resorts. The complex has 464 units ranging from 4 to 7 bedrooms. with prices beginning at AED 7.5M (USD 2M). The majority of the properties are ready for occupancy, however there are a few villas that are still under development. Off-plan properties start at AED 8.2 million (USD 2.2 million).

Al Reef Villas
The Al Reef region is located on the emirate’s mainland and is a mixed development area with 16K residents. It is divided into two communities: Al Reef Downtown (where the apartments are located) and Al Reef Villas.

The development of Al Reef Villas was finished in 2012. This is a gated community with 2,400 2- to 5-bedroom villas created in a variety of styles, including modern, Arabic, desert, and Mediterranean. This is a wonderful spot to stay with children because there is a Maple Bear Nursery on-site, as well as various schools within a 10-minute drive.

Al Raha Gardens
Al Raha Gardens is a 7.15M sq.ft residential beachfront neighbourhood with many amenities that is quiet and serene for families to live in. Residents of Al Raha Gardens have access to the nearby private schools Al Yasmina Academy and Raha International School, as well as the Gardens Plaza shopping centre. The Al Raha Beach Marina and Al Raha Mall are located across the street. Al Raha Gardens is an isolated region with good transit connectivity, as the Sheikh Zayed Bin Sultan St highway runs along the area’s border, and there are numerous bus stops.
